What is owner financing?
Owner financing (also called seller financing) means you buy land from the owner and pay the owner over time. We buy the land with cash, then sell it to you and you pay us monthly instead of a bank.
Is this a loan?
No. We buy the land first, then sell it to you with seller financing. You pay us directly, and there is no bank involved.
Who do I buy from?
You buy the land from Coastal Land Partners LLC after we purchase it. We hold a note and deed of trust or mortgage until it is paid off, then you get the deed.
Do you check credit?
We review every deal individually. If we move forward, we may check your identity, income, and credit as part of that review.
How much do I need to put down?
It depends on the land and the price. Example: $25,000 price, $2,500 down (10%), 120 monthly payments of $335 at 12.9% APR (fixed). Not an offer to sell or an offer of credit. Every property and every seller financing term is subject to our review and approval and is not guaranteed.
What APR will I pay?
APR (annual percentage rate) is the yearly cost of the seller financing. It is set deal by deal. Example: $25,000 price, $2,500 down (10%), 120 monthly payments of $335 at 12.9% APR (fixed). Not an offer to sell or an offer of credit. Every property and every seller financing term is subject to our review and approval and is not guaranteed.
Are there closing costs?
Usually a few, like recording and title fees. We tell you every cost in writing before you sign.
Can I pay it off early?
Yes, anytime. There is no prepayment penalty (no extra fee for paying early).
What if a payment is late?
You get a grace period (a few extra days) before a late fee applies. You also get written notice and time to catch up before any default. Call us early if you will be late.
Can I build or camp on the land?
It depends on county rules and your agreement. Talk to us first if you plan to build a home.
How does title work?
Your note is secured by a deed of trust or mortgage (a recorded document that secures the note until you pay it off). Once you pay it off, we give you a warranty deed and the land is fully yours.
What states do you work in?
We are based in Florida and work across the United States.
How long does it take?
We aim to reply within one business day. If the deal qualifies, our purchase from the current owner usually takes 2 to 4 weeks.
Do you treat every buyer equally?
Coastal Land Partners LLC does not discriminate on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
What if the current owner will not take cash?
Then we usually have to pass. We can help you look for similar land nearby.
