What do we check on every request?
The land
- Vacant or rural land, from small lots to larger acreage
- Located in a U.S. county where title and recording are straightforward
- Zoning that allows your intended use, such as recreation, camping, or holding
The price
- Asking price in line with recent sales of similar land nearby
- Seller willing to accept a cash offer and a normal closing timeline
- We may make an offer below asking if the numbers call for it
Title and access
- Clear, insurable title with no unresolved liens or ownership disputes
- Legal, recorded access by road or easement
- No major unpaid back taxes we cannot clear at closing
The buyer
- Your down payment is ready and you can show proof of funds
- A monthly payment that fits your budget comfortably
- Not planning to build a primary residence on the parcel immediately
